land registry How do I find out who owns a piece of land with no postal address

There are 3 ways to search for the title to the property:

Land Search : Tutorials Search by Title Number
Land Search : Packs :: Builders Search by Property Address (in Ireland the search is by Owner Name not Address)
Land Search : Packs :: Builders Search by Plan

If you don't know the title number and the property does not have a postal address, e.g. because it is a field or a ruin then the search is carried out using a plan. The plan must be at a scale of 1:1250 (or 1:2500 in rural areas), must be based on the OS and must be in an acceptable format. The search that we offer includes the obtaining of such a plan.

To order your search you should return to the home page and click "fields & land " on the blue menu.

This takes you to the following screen (partly shown), which provides more information and gives you a link to the order form. There are several options to chose from, two of which are shown below. You should select the option most suited to your search and click the "Buy Now" button.

The order form is simple to complete and merely requires addresses from you. You need to supply as much of the property address as you have and then the full postal address of one or (preferably) 2 nearby houses (or other suitable properties). This is so that we can obtain a title plan for one of the nearby properties and upload it to your personal download area on our web site so that you can identify the property for us.

If there is no nearby house or other suitable property having a full postal address you will need to supply the plan yourself. The application form allows you to attach a plan to an email and send it to us from the application form. If you do this you should state your user name in the email.

This is a screen shot of part of the application form, showing the email link.

You will receive from us a title plan centred on the nearby property. It should also show the property that you wish us to search. This will be uploaded to your personal download area on our web site and will also be posted to you. You should identify the land we are to search by using a felt tipped colouring pen, preferably in yellow and this should then be posted to us at the address provided. You should ensure your user name is on the plan so that we can identify you.

Once we have your plan we can then identify your property using the Land Registry Index Maps, which will identify title numbers for each separate title within the area of land identified by you, and will complete your search. If there is more than 1 title you will be given the option of obtaining the additional titles at a discounted rate.
