These are the main documents of title, and contain a description of the property, its tenure, the name and address of the owners, purchase price, details of mortgages and other charges, covenants etc and a large scale title plan. It is possible to order these documents for up to 20 different properties on one form from our web site, attracting a substantial discount from our standard fee. If the property is not registered, extracts from the Sasine Registers and a copy of the Index Map are provided instead (or, if the property is pending first registration, a copy of the Applications Pending Register).

Property Register for Land not having a full Postal Address

Search using a nearby Property Address

A specialised search for a Property being a field, woodland, vacant plot, ruin, grass verge, alleyway, lake, etc, often made by builders, civil engineers, developers or adjoining land owners to trace owners with a view to purchase. The search is made by plan (at a scale of 1:1250), which we normally provide for you. This search reveals (inter alia) the name and address of the owner and, if registered, the Burdens affecting the property.

History Search

Title records in Scotland are maintained both for registered and unregistered titles. Unregistered titles are held in 1 or more of 3 different Sasine Registers, namely the Post-1993 Register, the Post-1954 Register and the Pre-1954 Register. The further back the record the more research time is required of us.

Registered Owner Name & Address

This search provides a report containing the name and address of the owner, the title number and tenure of the property, which is supplied by email within an hour and a copy of the report is also uploaded to our webservr for immediate viewing or printing by you. No other documentation is provided. The search can be upgraded to a full search if required, fur a further fee of £16, and we will then supply you with an actual copy of the property register, Title Plan and Burdens, containing all of the detail described above plus details oc mortgages, charges, easements, covenants etc, or, if the property is not registered, extracts of the Sasine Registers and / or Applications Pending Register.

Boundary Disputes Search - 2 adjoining properties

This search is a prerequisite to any boundary dispute, and is essentially a copy of all the available Land Registry documents for both adjoining properties. It is difficult to see how a boundary dispute can be resolved without first examining these documents, and more often than not, these documents are all that is required to resolve the dispute.

Property prices are searched for using part of the postcode for an area. The first part of the postcode and the first digit of the second part of the postcode are used, e.g. "GL2 5". The property prices for all sales in this postcode area for the last 6 months are provided.

Community Right to Buy Interests
Part 2 of the Land Reform (Scotland) Act 2003 creates the rural community 'pre-emptive' right to buy. In order to have the right to buy when land is marketed for sale, community bodies will require to have pre-registered their interest. Applications for registration are made to Scottish Ministers who decide whether registration will be allowed. Rural community bodies' interests in land will be registered by the Keeper of the Registers of Scotland (RoS). The Act also stipulates the information which must be contained in the Register. The Register will reflect the information supplied to RoS by the Scottish Executive Environment and Rural Affairs Department (SEERAD), and therefore RoS cannot be held liable for any inaccuracies in the information supplied to them and entered in the Register in accordance with their statutory obligations.

This is a search for all money judgments and administration orders registered by the county courts and child support agency liability orders registered in the magistrates courts for the past six years. The information provided includes -

Details of satisfaction (payment in full).

This information is usually available within 2 working days.
