We recently discovered that some of our clients
were purchasing Boundary Dispute searches when
what they were really after was details of Rights
of Way or Rights of Access across their's and
adjoining property. The Boundary Dispute search
offered the best value for money for what they
wanted, but it did not quite provide all they
needed.
We have accordingly packaged together a search
especially to disclose all relevant documents
relating to Rights of Way and Rights of Access.
This search is similar to Boundary Dispute searches
but includes a PlanSearch Plus, which is not
obtainable from the Land Registry. This additional
search contains aerial
photography, planning applications since 1997
within 250m search radius, decisions on larger
applications (where available), adopted local
plan policies specific to the search area, the
latest draft local plan policies specific
to the search area, details of telecom's masts
within 250m search radius, details of footpaths
and rights of way within 250m search radius,
Information on local housing and population,
the nearest local schools and colleges with information
on performance, the local council and council
tax rates, the local police force and statistics
on crime, and the nearest amenities.
