Housing Act 2004 made provision for Home Information
Packs. As from 2007 it will be law that all persons
selling residential properties with vacant possession
must supply a Home Information Pack to the buyer.
From 2006 the government will be encouraging
vendors to supply the packs on a voluntary basis.
The purpose of the Home Information Pack (Hips)
is to speed up the purchase and sale process,
and so it very much operates in your favour. |

Contents of the Home Information Pack can be
purchased either together as one pack, or individually.
The number of local authority searches you will
need will differ from authority to authority.
We will advise you of those that you must have,
and of those that you may wish to obtain (but
do not have to). |

The
contents are quite considerable and include Land
Registry searches, Local Authority searches,
Company Searches, the completion of certain
Conveyancing forms and a Home Condition Report.
You can purchase all of these from this web site
save for the Home Condition Report, which will
be prepared by your estate agent. |
