Home Information Packs (HIPs) - England & Wales only

Hints + Tips

Preamble

As from 14 December 2007 the law makes it compulsory for all persons selling houses occupied as homes to provide a Home Information Pack (HIP) when giving instructions for the sale of their house. A HIP will not be required for a New Home built to the 2006 Building Regulation Standards until 6th April 2008.

Required Documents

The documents which are required to be contained in the HIP, are:

	Index of Contents
	Sale Statement
	Official copies of the Title Register and Title Plan (or Index Map if property not registered)
	Local Authority and Land Charges Search(Con 29R)
	Water & Drainage Search (Con 29DW)
	Energy Performance Certificate

For Newly Built homes:

	If it is a Newly Built home the Title Register and Title Plan may relate to the whole development area.
	The Energy Performance Certificate may be replaced with a Predicted Energy Assessment Certificate.

In our HIP we also include the following Authorised Forms:

	Home Contents Form
	Home Use Form

The documents will be uploaded for you separately during the 2 or 3 days following your order (some of them will be uploaded the same day as purchased).

Each Local Authority charges a different price for the Local Authority Search, and Energy Efficiency Certificates vary in price depending on the number of bedrooms. So that we can provide you with an accurate price please select the number of bedrooms and your Local Authority:

	Authorised Documents
	There are many other documents that it may be advisable to include in the HIP, even though not compulsory, as they may help a sale to proceed moire smoothly. Most of these are Environmental Searches. The Home Contents Form and Home use Form are 2 forms that are authorised but not required to include. We include these 2 documents because the purchaser always requires them.

	Required Documents not included above
	There may be documents other than those appearing in our HIP that must also be included. These are documents that your Estate Agents or Solicitors will obtain from your Deeds, or will have to write away for. They will add these to the HIP.

	These additional documents are usually only necessary if the property is unregistered or if it is a leasehold or commonhold property.
