What do I receive when ordering a folio and title plan search?
 

If the property is registered you will receive the Property Folio and the Title Plan. They are both included in the price. If the property is not registered you will instead receive an extract from the Deeds Memorial if the property was registered after 1990; if not you will receive a copy of the Land Registry's Index Map and a partial refund of £15 plus vat as we will not be able to proceed further.

 

What information do these documents contain?
 

The registered documents contain the folio number, the tenure, the names and addresses of the owners, the purchase price, details of mortgages and charges affecting the property and a Title Plan. For properties sold after 1990 that are not registered you will receive a copy of the Deed Memorial, which contains a summary of the contents of the Deed.. If the property is not registered and there is no available Deed Memorial you will only receive a copy of the Land Registry's Index Map. but will also receive a partial refund of £15 plus vat.

 

How do I search for a property if it does not have a full postal address?
 

You will be asked to provide the addresses of 2 nearby properties. We will then obtain a copy of the Land Registry's Index Map for the surrounding area and send a copy to you so that you can mark the plan and return it to us, identifying the property to be searched.

 

Do I have to provide the name of the Owner or a reference number?
 

No, but this simplifies your search considerably and helps us to obtain it faster.

 

Can I order more than one search at a time?
 

Yes. By applying for a Folio search you will be given the option of searching for up to 20 properties all on the same form. You will have to proceed, however, by clicking the "Order Now" button on the menu, and not by clicking the "Title Deed Searches" button, which does not link to our multi-form.

 

Is all land in Northern Ireland registered?
 
No. However, Deed Memorials (summaries of unregistered deeds) are available for unregistered properties that have been sold since 1990, and these usually provide similar information to a registered title. Only about 50% of properties in Northern Ireland are registered, but land registration in Northern Ireland is proceeding very quickly.
 

Can I expect all search results the same day that instructions are given?
 
All searches will be dealt with the same day, although were there is no postal address additional searches and enquires have to be made which may cause a delay of 4-5 days.
 

What is a Statutory Charges search?
 
This is a search of the registers kept for government or local authority charges affecting the property, such as planning permissions, tree preservation orders, etc. Where the immediate property does not have a statutory charge registered a search is made of the nearest registered statutory charge, as nearby registrations often affect the whole area.
