What
is a Home Information Pack? |
Home Information
Packs (HIPs) must be provided for all homes that
are now put on the market for sale with vacant
possession. There are 3 types of HIPs, depending
on the tenure of the property, i.e. there is a
HIP for a Freehold Title, a Leasehold Title and
a Commonhold Title.
A HIP for a Freehold Title consists of the following
documents: |
| In addition the Home Use Form and
Home Contents Form should also be provided, although
it is not mandatory to do so. |
| Leasehold Titles and Commonhold HIPs
also contain the above documents but also include
extra documents such as the Lease. |

Can
I buy some of the contents of the HIP without buying
the others? |
| Yes, but we would
only advise this if you already have up to date
copies of the other documents |

Do
the HIPs you sell comply with the law, and contain
all the necessary documents? |
Yes.
The forms that we use are in an identical format
to those recommended by the Government. The only
document that we do not include is the Home Condition
Report which is usually prepared by your estate
agent. |

I
have seen HIPs being sold for cheaper prices on
other websites. Are yours different from theirs? |
There
are many HIP providers advertising fees for less
than what it costs them to purchase them. This
is because they are obtaining the balance of their
fees from other charges being made to you. Further,
many HIP providers do not provide Official Local
Authority Searches and are instead supplying the
cheaper Personal Search. However, Personal Searches
do not carry with them the Government Indemnity
if an error is made, and many of the most important
questions covered by Official Searches are not
asked about in Personal Searches. Many of the
local authorities are now advertising warnings
not to purchase Personal Searches as part of a
HIP. |
