What do I receive when ordering a Folio and Title Plan Search?
 

If the property is registered you will receive the Property Folio and the Title Plan. If the property is not registered you will instead receive an extract from the Deeds Memorial, if available. If the search is made by reference to the Owner's Name you will first receive a list of all the registered properties owned by persons of the same or similar surname in the specified county, and will be asked to select the correct Folio number from this so that we can complete the search.

 

What information do these documents contain?
 

The Folio contains the folio number, the tenure, the names and addresses of the owners, the purchase price and details of mortgage, charges and Burdens affecting the property. The Deed Memorials provide similar information but with less detail (the Deed Memorial is a summary of the main parts of the Deed).

 

How do I search for a property if it does not have a full postal address?
 

You will be asked to provide the addresses of 2 nearby properties. We will then obtain a Title Plan for one of the nearby properties, which will show the property that you wish us to search. You will be sent this so that you can mark it and return it to us, identifying the property to be searched. There is a special form for this type of search. When filling in the form you will be asked if the property has a full postal address. By answering "no" you will be automatically switched to the correct form.

 

Do I have to provide the name of the Owner or a Folio number?
 

Yes, you must supply one or the other. This is because in the Republic of Ireland the properties are listed by owner name and Folio number, and not by address.

 

Can I order more than 1 search at a time?
 

Yes. By applying for a folio search you will be given the option of searching for up to 16 properties all on the same form. To order a search using the multi-order you need to click the "Order Now" button on the top menu.

 

Is all land in the Republic of Eire registered?
 
No. Only about 50% of properties in the Republic of Ireland are registered, but land registration in Eire is proceeding very quickly.
 

Can I expect all search results the same day that instructions are given?
 
All searches will be dealt with the same day, although were there is no postal address additional searches and enquires have to be made which may cause a delay of 4-5 days.
