We provide specialist searches relating to Boundaries, Rights of Way and Rights of Access. Issues relating to boundary positions and boundary maintenance affect thousands of home owners each year and the assumption that this cannot be resolved without court proceedings or surveyors in incorrect. 95% of the time Boundary issues can be resolved amicably by looking at all the available documents affecting the titles of the properties concerned.
 
This will mean looking at the documents for each property as the title to every property is unique and so there will be different information available for each property. We will obtain all this information for you without your neighbour even being aware of it.
 

For properties in England, Wales and IOM in addition to the standard title documents we also supply copies of all the registered old deeds for each property, such as conveyances, transfers, agreements, indentures etc. Some titles contain 10 or more of these documents; some less.. However many there are there is no extra charge. They are all included.

 

For properties in Scotland we include the detailed Burdens affecting each property; there is an option to order the deed itself from which the Burdens have been epitomised. We also include copies of the available post 1993 and pre 1993 Sasine records (the pre-registration records).

 

For properties in Northern Ireland we include the Statutory Charges register.

 
Rights of Way and Rights of Access searches are similar to Boundary Searches save that they include a PlanSearch Plus, which is an environmental search providing neighbourhood information including footpaths and rights of way. There is also an option to include a Common Land Search.

Key Features Title Register / Folio
  This contains the name and address of the owner, together with details of the, covenants, easements, rights of way etc, a description in words describing the property address and an explanation of any markings on the title plan. There is also reference to any other titles or documents affecting the property.
   
Key Features Title Plan
  This is a large scale plan based on the OS (scale of 1:1250) and often contains coloured markings which correlate to references in the Property Register to Rights of Way, Rights of Access etc. Sometimes there are T or H marks which identify responsibility for Boundaries.
   
Key Features Registered Old Deeds / Burdens
  These usually contain immense information relating to the property and often contain considerable detail relating to boundaries. Some of the deeds may contain detailed maps and/or drawings (sometimes with measurements).
   
Key Features PlanSearch Plus
  This provides planning & neighbourhood information including details of footpaths and rights of way within 250 metres each side of the property.
   
Key Features Measurements & Dimensions
  Please note that although Land Registry documents may sometimes contain precise measurements and/or dimensions, this is the exception rather than the rule, and should not be expected. Rather, reliance should be made on the verbal descriptions of boundaries together with the guidance illustrated on the Title Plan and other plans included with the Old Deeds.
